Our Fair and Just Resident Criteria

Evolve’s Consistent Criteria Ensures Equal Evaluation for All Prospective Residents

Applicants 18+

All occupants 18 and older must complete a separate application.

A non-refundable fee will apply.

Income

Household income must be no less than three times the monthly rent.

Credit

Favorable credit history with no open bankruptcies - no credit is better than bad credit.

Rental History

Evictions within the past 2 calendar years or unpaid rent to prior landlords may result in automatic denial.

Background Screening

We screen in accordance with federal and state laws and a criminal history may result in denial.

Co-Signer

For applicants whose income/credit is not sufficient, we may request that you add a co-signer to your application.

WE’LL NEED THE FOLLOWING

A Valid Photo ID

Unexpired driver's license or other official government-issued photo ID that is valid for identification purposes.

Proof of Income

We can accept either two verifiable pay stubs or a letter of employment (we will contact employer).

Payment

You'll want to have your payment method details on hand so you can submit the application fee and pay any move-in charges when the time comes.
